Real Estate Sign Printing

Yard signs for listings, open houses and directionals. Six sizes, single or double sided, stakes included if you need them. From $80 for ten, printed in North Dallas.

Double sided is not optional on a listing

A listing sign sits parallel to the street, which means cars approach it from both directions and half of them see the back. A single sided sign is invisible to half the traffic on the road it is meant to work on.

That is the one decision on this page that changes whether the sign does its job. Directional arrows pointing traffic toward an open house can be single sided, because people only see them from one approach. The sign in the front yard should not be.

Six sizes

12" x 18" and 18" x 12"The small sign. Right for a lawn close to a sidewalk, for directional arrows, and for anywhere people are walking rather than driving. The cheapest way to put a lot of signs out.
18" x 24" and 24" x 18"The standard yard sign and the size most orders are. Readable from a car at neighborhood speed, and small enough that a stake holds it in wind.
24" x 36" and 36" x 24"The large one. For a busy road, a setback lot, or a message with more than three words. Needs a heavy duty stake and a good amount of the sign in the ground.

Portrait or landscape is a genuine choice, not a formality. Landscape suits a name and a phone number read left to right from a car. Portrait suits a stacked message and takes up less lawn width.

Stakes

No stakesThe printed panel alone. Take this if you already have stakes from a previous order, or the sign is going into a frame, a rider or an existing holder.
Standard wire stakeThe usual H-shaped wire stake. Pushes into soft ground by hand or underfoot, holds an 18" x 24" sign well, and costs very little. Right for most jobs.
Heavy duty step stakeThicker gauge with a wider step to push against. Worth it for the 24" x 36" signs, for hard or dry ground — which is most of North Texas by August — and for anything that has to stay up for months rather than a weekend.
Stakes only work in soft ground. Grass, dirt and landscaping beds. They will not go into concrete, asphalt or a gravel lot. If your sign is going on hard surface, you need a frame or an A-frame style stand instead — tell us and we will sort it out before you order the wrong thing.

What belongs on a real estate sign

Your name and your phone number, large. Not the brokerage logo, which is the thing most agents make biggest. A buyer driving past is trying to reach a person, and the number is what they are looking for.

Nothing that will change. Price, status and open house times belong on riders, not on the main panel — otherwise a price reduction means reprinting the sign instead of swapping a strip.

Three lines at most. The sign is read in about two seconds from a moving car. Everything past the third line is for the person who has already stopped, and they will use their phone.

High contrast. Dark type on light, or light on dark. Mid-tone on mid-tone looks sophisticated on a screen and vanishes at forty feet in bright sun.

Order the set at once. Most agents need a listing sign, a stack of directionals, and open house signs. Printed together they match, they cost less per sign, and you are not driving back for arrows on a Saturday morning.

Where you can put them

Worth checking before you print. Most North Dallas cities have their own rules on signs in rights-of-way, on medians and at intersections, and enforcement varies. HOAs frequently have their own sign standards that are stricter than the city's, and some communities restrict directional signs to specific hours.

We cannot advise on any of that, and it changes by jurisdiction. Check with the city and the HOA before a large order — the cost of asking is a phone call and the cost of not asking is a confiscated set.

How long will they last outside? That depends on where they go and what happens to them. Sun, heat, wind, sprinklers, mowers and how deep the stake went all change the answer, and none of those are within our control. What we can say is that corrugated plastic is made for outdoor use, that the most common failure is a stake pulling out of dry ground rather than the sign itself failing, and that fading is gradual rather than sudden. If signs have to look new for a specific date months away, order fresh ones for the date.

Questions we get asked

Can I reuse the stakes?

Yes, and most agents do. Stakes outlast the printed panels comfortably, so once you have a supply you can order signs without stakes and keep the cost down.

Can you match my brokerage's template?

Send us whatever the brokerage requires — most have artwork standards and some have approval processes. We will work to their file rather than rebuilding it and hoping.

How many directionals do I need?

More than you think. Every turn between the nearest main road and the house needs one, and if buyers are coming from two directions that doubles. Ten is a sensible starting stack.

Need them faster?
